Income by ZIP code

The Census generally does not publish data for HOA or subdivision boundaries. ZIP-level figures provide a useful local proxy, while census tracts and block groups can support more precise custom neighborhood analysis. Even at ZIP level the difference is visible — roughly $156,000 in one part of Gilbert against roughly $94,000 in a stretch of San Tan Valley, which citywide averages hide completely.

Seven communities have a documented ZIP; the rest do not. Belrose, Lagado, Lagado West, Bella Vista, Bella Vista Farms, Copper Basin, San Tan Heights fall back to citywide figures rather than a ZIP we would be guessing at — and the guess would matter: 85143 shows 8.1% of households over $200k while neighbouring 85140 shows 16.0%. McCormick Ranch is the one community with income published at true neighborhood geography ($114,111 median, $183,957 average). A USPS lookup on one address per community closes the remaining gaps; a commercial provider — Esri Tapestry, Claritas, or a direct block-group pull — would give true subdivision-level figures.

How should a home-service owner use these numbers?

They indicate scale and character of local demand — how many homes exist, how many are owner occupied, what they are worth, and how old the housing stock is. Older, owner-occupied housing generally signals more repair and replacement work.
