Community opportunity across TPC Trusted Team areas
Homes, household income and ownership figures for the areas TPC Trusted Teams work in — so you can see the local demand a Trusted Team is marketing into. Every figure is labeled with its source and geography. These are market figures, not team boundaries.
Where TPC works
Each Trusted Team serves a defined geographic area, which may include a master-planned community, a group of nearby neighborhoods, a city, or a broader local market. The areas below show the scale TPC works at — close enough that a door hanger, a community Facebook page, and a neighbor’s recommendation reach the same households.
Marker positions are approximate and show where TPC organizes Trusted Teams. They do not represent team boundaries, service territories, or current trade availability.

Income by ZIP code
The Census generally does not publish data for HOA or subdivision boundaries. ZIP-level figures provide a useful local proxy, while census tracts and block groups can support more precise custom neighborhood analysis. Even at ZIP level the difference is visible — roughly $156,000 in one part of Gilbert against roughly $94,000 in a stretch of San Tan Valley, which citywide averages hide completely.
| ZIP | Area | Median household income | Average household income | Households over $200k | Communities |
|---|---|---|---|---|---|
| 85140 | North-east San Tan Valley | $101,477 | $126,910 | 16.0% | — |
| 85142 | Queen Creek core | $129,367 | $151,212 | 22.2% | — |
| 85143 | South San Tan Valley | $93,707 | $105,227 | 8.1% | Johnson Ranch |
| 85297 | North of Queen Creek Rd, Gilbert | $130,755 | $154,108 | 28.5% | Power Ranch |
| 85298 | South Gilbert to Hunt Hwy | $156,425 | $182,724 | 32.2% | Seville, Adora Trails, Marbella, Greenfield Acres, Shamrock Estates |

Seven communities have a documented ZIP; the rest do not. Belrose, Lagado, Lagado West, Bella Vista, Bella Vista Farms, Copper Basin, San Tan Heights fall back to citywide figures rather than a ZIP we would be guessing at — and the guess would matter: 85143 shows 8.1% of households over $200k while neighbouring 85140 shows 16.0%. McCormick Ranch is the one community with income published at true neighborhood geography ($114,111 median, $183,957 average). A USPS lookup on one address per community closes the remaining gaps; a commercial provider — Esri Tapestry, Claritas, or a direct block-group pull — would give true subdivision-level figures.
Current market vs. Census
Sale prices are live and current. Income is not — the Census publishes it annually, and the 2024 5-year estimates released in December 2025 are the newest available.
| City | Median sale price | Scope of that price | As of | Census median home value (2024) |
|---|---|---|---|---|
| Gilbert | $580,000 | Gilbert citywide | March 2026 | $575,100 |
| Queen Creek | $685,000 | ZIP 85142 only — no citywide figure sourced | June 2026 | $635,400 |
| San Tan Valley | $425,000 | San Tan Valley citywide | three months ending May 2026 | Not published |
| Scottsdale | $954,000 | Scottsdale citywide | three months ending May 2026 | $789,800 |
Sale prices: Redfin (city level) and the Arizona Homes & Condos market report (ZIP level), 2026. Census values: ACS 2024 5-year estimates. No citywide figure was sourced for Queen Creek — the $685,000 shown is ZIP 85142 only, and is not applied to teams whose ZIP is unconfirmed. Gilbert ZIP 85298 is trading at a $745,000 median as of July 2026.

Questions owners actually ask
Where does this data come from?
Figures are published U.S. Census Bureau estimates and documented community numbers, each labeled by geography and source year on the tables above. Census estimates are not exact counts.
Why is ZIP-level data used instead of neighborhood data?
The Census generally does not publish data for HOA or subdivision boundaries. ZIP-level figures provide a useful local proxy, while census tracts and block groups can support more precise custom neighborhood analysis.
How should a home-service owner use these numbers?
They indicate scale and character of local demand — how many homes exist, how many are owner occupied, what they are worth, and how old the housing stock is. Older, owner-occupied housing generally signals more repair and replacement work.
